How the San Diego property tax calculator works

The County Auditor and Controller adds voter-approved bond rates to Proposition 13's 1% levy to set each tax rate. Other counties' owners can use the tool as a California property tax calculator with their parcel's rate, since the 1% levy and $7,000 homeowners' exemption are statewide.

  • Assessed value. The County Assessor resets it to market value after a sale, adds new construction at market value, and caps yearly increases at 2%.
  • Tax rate. The County Auditor puts the 2025-26 average at 1.16729% across 1,020,702 parcels. Owners compare city rates under San Diego property tax rate.
  • Homeowners' exemption. The San Diego County Assessor takes $7,000 off an owner's main home under the California homeowners exemption, worth about $70 a year at the 1% levy. Owners filing by February 15 get all of it; late filers by December 10 get 80%.
  • Disabled veterans' exemption. In 2026, the Assessor takes $180,671 off the assessed value of a home owned by a veteran rated 100 percent disabled. A household earning $81,131 or less gets $271,009.
  • Fixed charges. Community facilities districts, covered in Mello-Roos in San Diego, and other agencies add flat amounts to the bill. The City of San Diego adds its trash fee as the line "SD Solid Waste Mgmt Fee", explained under San Diego trash fee.

Property tax on an $850,000 Clairemont home

A Clairemont buyer pays $850,000, claims the homeowners' exemption and uses the County's 2025-26 average rate of 1.16729%, with fixed charges left out:

  • Taxable value: $850,000 − $7,000 = $843,000
  • 1% base levy: $843,000 × 1% = $8,430.00
  • Voter-approved bonds: $843,000 × 0.16729% = $1,410.25
  • Yearly bill: $8,430.00 + $1,410.25 = $9,840.25, paid as $4,920.13 and $4,920.12
  • Monthly set-aside: $9,840.25 ÷ 12 = $820.02

Supplemental bill after a purchase

The County Assessor reassesses a home at closing. The Treasurer-Tax Collector bills tax on the change in value through June 30, plus a full year after a January to May closing.

Buyers estimate that bill with the supplemental property tax calculator.
